Concrete Leveling and Mudjacking in McKinney

Leveling from $650; quoted by the square foot

Leveling starts at $650 and most driveways are done in a morning, which is the whole case for it over tearing out and repouring. A driveway that has dropped an inch at the garage door and a sidewalk panel the city sent a letter about are not foundation repairs, but they have the same cause as one and a much cheaper fix.

Why concrete sinks in Collin County

The clay that moves house foundations here moves driveways too, and a driveway has less weight and less depth to resist it. Water running under a slab washes fines out of the base and leaves a void. Poor compaction under a new driveway settles for years. Tree roots lift one side and the other side cracks. Once a void opens under a slab, the slab breaks across it under the next vehicle.

Two ways to lift

Polyurethane foam injection. The crew drills pencil-size holes through the slab on a grid. A two-part foam is injected through them and expands under the slab, lifting it. Expansion is controlled in small shots while a crew member watches a level. The foam cures in minutes, weighs almost nothing, and does not hold water. Holes are patched with matching cement.

Mudjacking. A cement and soil slurry is pumped through holes about two inches across. It is heavier, cures overnight, and costs less on large slabs. It is a fair choice for a long driveway or a commercial pad where weight on the subgrade is not a concern.

Either method lifts the slab from below. Nothing is removed and replaced.

What we level

Driveways and approaches, garage and shop floors, sidewalks and city walk panels, patios and pool decks, porch steps and stoops. Also slabs in additions that were poured separately from the house.

A sunken section of the house slab itself is a foundation repair rather than leveling if the drop is from clay movement. Foam can fill voids under a house slab after a plumbing leak has washed out the base, and we quote that as part of a foundation plan.

The visit

The crew checks the slab for cracks that would break under the lift and finds the low corners with a level. They also look for the water source that opened the void. Lifting takes one to three hours for a typical driveway. Most jobs are quoted from photos and done the same week.

Cost

Leveling is priced by the square foot of slab lifted and the depth of the void. A single sidewalk panel is at the low end. A full three-car driveway with a deep void at the apron is at the high end. Either is far below replacement. Where a public sidewalk panel is involved we check whether your city wants a permit before the crew is scheduled.

Concrete Leveling questions

Polyurethane foam or mudjacking, which is better?

Foam is lighter, cures in minutes and uses pencil-size holes. Mudjacking is cheaper per job on large slabs and uses a cement slurry through larger holes. The crew recommends by slab and soil.

How long before I can drive on it?

Foam cures in about 15 minutes. Mudjacking needs a day. Either way the slab is walkable immediately.

Will the slab sink again?

Not where the foam is. Foam does not wash out or shrink. If the soil under the rest of the slab is still eroding, that part can settle, which is why we fix the water source at the same visit.

Can you level a garage floor inside the house?

Yes. Garage slabs and shop floors are the second most common job after driveways. The holes are drilled through the slab, filled, and patched flush.

Inspections are scheduled within the week. Most pier jobs are finished in two to three days.
